Mundelein is situated in the geographic center of Lake County midway between Milwaukee and Chicago, offering easy access to both metro areas. Mundelein features fantastic hiking, biking, golf and other recreational activities. The Village also delivers and educated workforce, great housing and schools, and major employers nearby: Motorola Mobility; Medline; Ruprecht; Sysmex, Inc. and MacLean Fogg Company. Mundelein is also home to over 700 businesses in a diverse market.

Downtown Features

Mundelein’s downtown consists of over 100 businesses and has easy access to high traffic volume via IL Route 45 and Route 176. Kracklaur Park provides a great venue for outdoor concerts, the Mundelein Arts Festival, Mundelein Community Days and more. Mundelein Community Connection is a downtown promotional organization that operates the Farmers Market, Park on Park Cruise Nights, Santa’s Cottage, and Business Seminars. Public transportation is provided by Metra’s North Central Service and PACE Route 572. Mundelein’s downtown also includes a TIF District and a 10 acre Redevelopment Project underway.

Residential, Retail, Office, and Industrial Markets

The majority of housing units in the Village are owner-occupied (79.4%), detached single-family homes with three bedrooms. Mundelein hosts two large commercial retail districts located on the Village’s northwest and southeast side with ample opportunity for infill throughout the Village. The majority of Mundelein’s office space is located in the southeastern portion of the Village near Townline Road. Mundelein is located in the North Submarket of the Chicago office market, which is commanding rents that are the second highest in the Chicago suburban market while vacancy rates are the lowest. The majority of Mundelein’s industrial space is located in the southeastern portion of the Village, in the Allanson Industrial Park and Tower Road Industrial Park areas. Mundelein’s location in the Lake County submarket makes it apart of approximately 6.5% of the larger Chicago Metro market, which makes this submarket larger than any of the adjacent submarkets. Both the office and industrial markets will likely see built-to-suit projects as the source of any future development in the near term.
